Engineering Brief

The Godrej Bayview project at Vashi, Mumbai, presented a significant engineering challenge: executing deep rock excavation for a premium high-rise building. The project required a 22-meter deep excavation below the Original Ground Level (OGL) in a geological environment consisting of hard rock, necessitating the use of blasting in a highly sensitive urban pocket.

The Critical Challenge: 3-Meter Proximity

The primary constraint was the extreme proximity of neighboring residential structures, located as close as 3 to 5 meters from the blast site. In such a high-stakes environment:

  • Fly Rock Risk: Conventional blasting could not be used due to the danger of debris hitting adjacent buildings.
  • Vibration Control: Vibrations had to be kept at a minimum to prevent any structural cracks or panic among residents.
  • Air Overpressure: Noise and pressure waves needed to be suppressed to comply with urban residential norms.

The Rocktech Strategic Execution

1. Cautious Controlled Blasting (CCB)

Rocktech implemented a specialized "Cautious Controlled Blasting" protocol. By utilizing Optimized Blast Designs, we calculated the precise amount of energy required to fragment the rock without letting excess energy escape as vibration or noise.

2. Muffling & Fly Rock Mitigation

To ensure 100% safety, we deployed a rigorous muffling system:

  • Heavy Blasting Pads: Used to cover the blast area, effectively containing every fragment of rock.
  • Air Overpressure Suppression: Specialized shielding to dampen the sound and pressure of the blast.

3. Continuous Monitoring

Every single blast was monitored using high-precision seismographs.

  • Statutory Compliance: Blast-induced vibrations were consistently kept well within the safety limits defined by mining and construction regulations.
  • Safety Record: The project was completed with Zero Fly Rock incidents and zero complaints from the surrounding neighborhood.
